Marietta has a split dynamic. The City of Marietta operates its own independent school system (Marietta City Schools), which earns mixed ratings — some schools are excellent, others less so. Homes in unincorporated Cobb County around Marietta feed into Cobb County Schools, which is a large district with significant variation by cluster. Before buying in the Marietta area, always verify the exact school cluster for each address you're considering.

In practice, this means comparable homes are fairly similar in price — but Marietta has a wider range, with some urban neighborhoods being significantly more expensive and some outer areas being notably cheaper.
Marietta's median home values have appreciated significantly, particularly in walkable neighborhoods near the Square. Woodstock's appreciation has been strong as well, driven by Cherokee County's continued growth and the desirability premium attached to top schools. Marietta wins on commute, and it's not particularly close. Marietta sits on I-75 and I-575, roughly 20–22 miles from downtown Atlanta. Woodstock adds another 12–15 miles. For buyers who commute five days a week, that difference is meaningful — I've seen clients do the math and realize they'd spend an extra 45–60 minutes daily in the car if they chose Woodstock.
That said, more and more of my Woodstock clients work remotely or have hybrid schedules where commuting frequency is limited. For those buyers, Woodstock's distance from Atlanta feels like a feature, not a bug — more space, less density, lower traffic immediately outside their neighborhood.
Marietta's Glover Park Square is one of the most charming downtown squares in the Southeast — a genuine historic landmark with locally owned restaurants, seasonal festivals, and the Strand Theatre. If you love walkable urban energy with history, Marietta's downtown is hard to beat at this price point.
Woodstock's downtown is newer but has developed rapidly into a compelling alternative. The arts district, brewery scene, outdoor concert venues, and the regular farmers market create a genuine community hub. What Woodstock lacks in history it makes up for in energy and intentional design. Both cities have areas with different safety profiles, and city-level averages can be misleading. Woodstock's crime rates are among the lowest in the state — Niche gives it an A+ for safety. Marietta's safety varies significantly by neighborhood: areas near the Square and East Cobb are very safe, while some southwest Marietta corridors have higher rates.
