Call Me: (770) 988-5469The short answer: Woodstock, Georgia has a neighborhood for almost every budget and lifestyle — from resort communities with pools and golf courses starting around $300K, to new-construction luxury homes over $900K near Downtown.
After 28 years of helping buyers find their perfect home in Cherokee County, I can tell you that Woodstock is one of the best-kept secrets in metro Atlanta. Located about 30 miles north of downtown Atlanta along the I-575 corridor, Woodstock offers excellent schools, lower property taxes than Fulton or Cobb counties, and a thriving downtown scene that rivals anything in the suburbs.
The overall Woodstock housing market in spring 2026 shows an average home value of approximately $460,000 (per Zillow data), down about 1.8% year-over-year. But that average masks dramatic differences between neighborhoods — some are appreciating while others have pulled back, creating real opportunities for buyers who know where to look.
Below, I break down the five most popular neighborhoods I show to clients, with current pricing, honest pros and cons, and the insider details you won't find on Zillow.
Median Price (Spring 2026): $485,000–$600,000 | Homes range from $350K townhomes to $1.2M+ lakefront estates
Towne Lake is the neighborhood I recommend most often to families who want amenity-rich living. It's actually a collection of sub-communities — Towne Lake Hills East, Towne Lake Hills West, The Village at Towne Lake, and several others — spread across a beautifully landscaped area centered around a private lake.
Towne Lake prices have softened in early 2026 — Redfin data shows the median down about 15% year-over-year to $485K. This actually creates a buying window, especially in the older sections where sellers are motivated. HOA fees vary by sub-community; The Village at Towne Lake runs about $2,380/year.
Median Price (Spring 2026): $580,000 | Up 10.8% year-over-year | Average 40 days on market
Eagle Watch is the neighborhood that's outperforming the rest of Woodstock right now. While most areas are flat or declining, Eagle Watch prices jumped nearly 11% — and homes are still selling in about 40 days.
Inventory in Eagle Watch is tight, which is driving prices up. If you want to buy here, be prepared to move quickly and come with a strong offer. Many of these homes were built in the late 1990s and early 2000s, so factor in updates and potential roof/HVAC replacement costs.
Price Range: $300,000–$500,000 | Best value per square foot in Woodstock
If you're looking for the most home for your money in Woodstock, Bradshaw Farm is where I'd point you first. This established community built between 1995–1999 offers the amenity-rich lifestyle of more expensive neighborhoods at a significantly lower price point.
Homes in Bradshaw Farm are older, so cosmetic updates are common. HVAC, roofing, and water heaters may need replacement if not already updated. On the plus side, these homes were solidly built, and the lower price point makes renovation budgets more manageable.
Median Price: $625,000–$637,000 | 2,800+ homes | Monthly HOA ~$158
BridgeMill technically sits in Canton but borders Woodstock and shares many of the same schools and shopping areas. With over 2,800 homes, it's one of the largest master-planned communities in Cherokee County — and one of the most popular with families relocating from out of state.
BridgeMill's size is both a strength and a consideration — it has the amenities of a small city, but traffic on Bells Ferry Road during school drop-off/pickup can be heavy. The monthly HOA of $158 covers trash service and all amenities, which is very reasonable for what you get.
Price Range: $300,000 (condos) to $600,000+ (single-family) | Walkability score: "Very Walkable" on Main Street
Downtown Woodstock has transformed over the past decade into one of metro Atlanta's most charming walkable districts. If you value restaurants, live music, boutique shopping, and community events over a big backyard, this is your spot.
If you're considering downtown, buy sooner rather than later. With $65 million in development underway and the new Johnston Park project, prices near downtown are likely heading up. This is one area where I'm genuinely bullish for the next 3–5 years.
| Neighborhood | Median Price | YoY Change | Best For |
|---|---|---|---|
| Towne Lake | $485K–$600K | ↓ 15.2% | Families wanting resort amenities |
| Eagle Watch | $580K | ↑ 10.8% | Golf lovers, appreciation seekers |
| Bradshaw Farm | $300K–$500K | Stable | Best value, budget-conscious buyers |
| BridgeMill | $625K–$637K | Stable | Families wanting master-planned living |
| Downtown Woodstock | $300K–$600K+ | ↑ Appreciating | Walkability, dining, nightlife |
One of the top reasons families choose Woodstock over closer-in Atlanta suburbs is the Cherokee County School District — consistently ranked among the top districts in Georgia. Here's a quick overview of school zoning by neighborhood:
School zoning can change, so I always verify current assignments with the district before my clients make an offer. For a deeper dive, check out my article on Cherokee County School Zones & Home Prices.
Bradshaw Farm is one of the most affordable established neighborhoods in Woodstock, with homes typically starting in the low $300,000s. The community offers excellent amenities including a golf course and swim/tennis facilities at a lower price point than nearby Towne Lake or Eagle Watch.
Most Woodstock neighborhoods are zoned for highly-rated Cherokee County schools. Towne Lake feeds into Woodstock Elementary and Woodstock High School, while Eagle Watch is zoned for E.T. Booth Middle School. All Cherokee County schools consistently rank above the state average.
It depends on the neighborhood. Eagle Watch has seen prices increase 10.8% year-over-year to a median of $580K, while Towne Lake has experienced a 15.2% decline with a median of $485K. The overall Woodstock market average is around $460,000, down roughly 1.8% from last year.
Downtown Woodstock is an excellent choice if you value walkability, dining, and community events. With $65 million in new development underway, property values near downtown are expected to appreciate. Condos and townhomes near Main Street range from the $300Ks to $500Ks, with single-family homes nearby starting in the $400Ks.
Start with your budget and must-haves. If you want resort-style amenities, look at Towne Lake ($485K–$900K+). For a golf community, consider Bradshaw Farm ($300K–$500K) or Eagle Watch ($500K–$700K+). For walkability and nightlife, Downtown Woodstock is ideal. I recommend touring at least 3 neighborhoods before deciding — call me at (770) 988-5469 for a personalized tour.
