The definition of luxury real estate shifts depending on what market you're in. In Manhattan, $1M is entry-level. In Woodstock, I consider the luxury tier to start around $600,000–$650,000 — where you begin to see homes that genuinely distinguish themselves with premium finishes, larger lots, high-end community amenities, and architectural quality.
What excites my clients about Woodstock luxury is the value proposition compared to neighboring markets. For $700,000 in Woodstock, you can find a custom-built 4,000–5,000+ square foot home on a half-acre to full-acre lot with a 3-car garage, a gourmet kitchen with high-end appliances, a primary suite that rivals a resort hotel, and a backyard with a pool — within a community that has golf, tennis, pools, and walking trails. That same $700,000 in Alpharetta gets you something considerably more modest.
BridgeMill is one of the most amenity-rich communities in Cherokee County — a true resort-style neighborhood with a 18-hole Arnold Palmer-designed golf course, tennis complex, fitness center, resort-style pool, and clubhouse. Homes here range from executive single-family to estate-sized lots, and the community's sheer scale (over 2,400 homes) means you'll find a wide variety of luxury product. The neighborhood's reputation is established and strong, which supports resale values. I've had clients purchase here at $700K and $900K range and both have been happy with the value relative to what they'd find elsewhere.
Towne Lake has remarkable range — from entry-level single-family homes to custom estate properties. The upper tier of Towne Lake, particularly in the Golf Village and larger lot sections, is genuinely luxury: 5,000+ square foot homes, custom finishes, mature landscaping, and proximity to the golf course. Towne Lake's community has excellent schools, multiple pools, tennis courts, and a welcoming established neighborhood feel. I've sold homes here from $500K all the way to the upper end of the range, and it remains one of my favorite communities for luxury buyers who want a true neighborhood rather than an isolated estate.
Eagle Watch Golf Community centers on a beautiful 18-hole course and offers a mix of maintenance-provided and traditional single-family homes. The luxury product here is defined by golf course views, larger square footage, and a quieter, more established feel than some of Woodstock's newer communities. Buyers who want to live on the fairway love Eagle Watch — and it's one of the communities where I see buyers from across the Atlanta metro specifically seeking it out.
Lake Allatoona sits on the edge of Woodstock's 30189 zip code, and properties with private lake access or lake views represent some of the area's most distinctive luxury real estate. We're talking about properties with private docks, expansive water views, and the kind of lifestyle that's genuinely rare in the Atlanta suburbs at any price. These are specialty properties — the market is thinner, and pricing can vary widely based on water access, lot quality, and home condition. I've worked with clients on several Allatoona-adjacent properties and this is a segment where having a knowledgeable local agent is particularly valuable.
Here's how I describe the luxury tiers to my clients exploring this market for the first time:
At this price point in a community like BridgeMill or upper Towne Lake, you're typically looking at 3,500–4,500 square feet on a half-acre or larger lot. Expect granite or quartz counters, hardwood floors, formal dining, a dedicated office, and an owner's suite with spa-style bathroom. Many homes in this range have been updated within the last 5–10 years and are genuinely move-in ready. The Woodstock luxury buyer in this range is usually a family upgrading from a $400K–$500K home in the area, or a relocation buyer coming from a higher-cost metro.
This is the sweet spot I see get the most attention from serious luxury buyers. At $750K–$1M in Woodstock, you enter a tier where homes have truly high-end finishes: Wolf/Sub-Zero appliances, custom cabinetry, designer tile work, theater rooms, wine cellars, and pools as standard features rather than upgrades. Lot sizes typically run half an acre to a full acre. You start to see homes with 3-car garages, separate guest suites, and outdoor living spaces that are genuinely impressive.
Woodstock's million-dollar market is more active than many people realize. Homes above $1M here tend to be custom-built or extensively renovated estates, often on larger lots of 1–3 acres. You'll find properties with 5,000–7,000+ square feet, premium custom finishes throughout, professional-grade outdoor kitchens, resort-style pools, and sometimes equestrian facilities or lake access. The market thins above $1.5M, but exceptional properties do sell at these levels — typically to buyers who want the Woodstock lifestyle (schools, community, proximity to Atlanta) in a truly signature home.
Woodstock continues to see luxury new construction, particularly in communities like Easton at Towne Lake and several custom home neighborhoods north of downtown. Builders in this market include regional custom builders who offer significant personalization — you can often choose your floor plan, finishes, and upgrades from the ground up.
I advise my luxury new construction buyers to work with an independent buyer's agent rather than walking in alone to a model home. The builder's on-site sales staff represents the builder's interests, not yours. Having representation doesn't cost you anything as a buyer — builder commissions are built into the price regardless — but it gives you someone negotiating on your behalf for upgrades, incentives, and contract terms.
