One of the most persistent myths I encounter as a real estate agent is that you need 20% down to buy a home. In my experience, the vast majority of first-time buyers in Cherokee County and across Georgia put down far less — and they use assistance programs to do it affordably.
If you've been delaying homeownership because you're still saving for a large down payment, this article is for you. Let me walk you through every program available to Cherokee County buyers in 2026.
The Georgia Dream program, administered by the Georgia Department of Community Affairs (DCA), is the flagship down payment assistance program for Georgia first-time homebuyers. Here's what you need to know:
Georgia Dream must be used in conjunction with a Georgia Dream first mortgage (not standalone), and is available through approved lenders statewide.
The newest and most exciting development in Georgia's down payment assistance landscape: the Georgia Dream Peach Advantage program, which launched July 1, 2025. This program offers:
This is significant. A 0% down option — combined with competitive interest rates and the existing Georgia Dream infrastructure — means that buyers who have good income and credit but haven't saved a large down payment now have a clear path to homeownership in Cherokee County.
My clients who've used the Peach Advantage have been consistently impressed by how much they're able to buy with less cash out of pocket than they expected.
While not technically a "down payment assistance" program, FHA loans deserve mention because they're the most common tool first-time buyers in Cherokee County use. With as little as 3.5% down (and a 580+ credit score), you can finance the vast majority of your purchase.
On a $400,000 home, 3.5% down means you need $14,000 — significantly less than the $80,000 a 20% down payment would require. FHA loans are also more flexible on credit scores and debt-to-income ratios than conventional loans.
Parts of Cherokee County and surrounding areas qualify for USDA Rural Development loans, which require zero down payment. USDA loans are income-restricted but can be a tremendous resource for buyers purchasing in qualifying areas.
It's worth having your lender check USDA eligibility for any property you're considering in Cherokee County — more areas qualify than buyers expect.
For eligible veterans, active-duty service members, and surviving spouses, VA loans offer zero down payment with no private mortgage insurance (PMI). This is one of the most powerful benefits available to military buyers, and I've helped many veterans in Cherokee County leverage it to purchase exceptional homes.
Conventional mortgage programs like Fannie Mae's HomeReady and Freddie Mac's Home Possible allow down payments as low as 3% for qualifying buyers. These programs also offer reduced PMI rates for buyers who complete homebuyer education courses.
Here's the powerful part: these programs can often be combined. For example, a Cherokee County buyer might use:
Done correctly, this combination can bring your out-of-pocket cash to close down to a few thousand dollars on a $350,000–$400,000 home. I coordinate with lenders who specialize in stacking these programs, and the results can be remarkable.
Most programs have income limits based on household size. For 2026, Georgia Dream income limits for Cherokee County are typically in the range of $74,000–$90,000+ depending on household size (verify current limits at dca.georgia.gov). Purchase price limits apply as well.
Don't assume you don't qualify — many of my clients who thought they made too much were surprised to find they were within program limits.
Down payment assistance programs have nuances and deadlines. I work with Cherokee County's best lenders who specialize in Georgia Dream and other programs. Call me and I'll connect you with the right team to figure out exactly what you qualify for.
